Service Terms & Estimate Disclaimer
Effective October 22, 2026.
Provider. Thumb Bid Desk is an assumed name of S&S Home Finishes LLC, a Michigan limited liability company, 944 Beech St, Bad Axe, MI 48413 ("Provider"). Contact: bids@thumbbiddesk.com, 989-553-1335. Certificate of Assumed Name filed with the Michigan Department of Licensing and Regulatory Affairs.
Services. Bid-package processing: organizing and reviewing bid documents the Customer provides (plans, specs, addenda, bid forms), and preparing a summary of scope, key dates, bid-form requirements, quantity takeoffs where the package type includes them, questions/RFIs to consider, and a checklist of submission requirements.
Small Package — $149. Up to ~25 sheets/pages of documents, one trade/scope.
Full Bid Package — $299. Larger or multi-trade packages.
Addendum Update — $49. Update a package we already delivered for one issued addendum.
Rush — +$75. Next-business-day delivery, added to a package price, only when capacity allows.
Turnaround. Standard delivery is within 2 business days after we receive a complete package and payment. Rush is by end of the next business day. Business days are Mon–Fri excluding US federal holidays, Eastern Time. A package is "complete" when we have every document listed in our intake confirmation.
Deadline floor. Packages must arrive at least 3 business days before the bid due date for standard service, or 2 business days for rush. We may decline or refund packages received later. Meeting the owner's bid deadline is always Customer's responsibility.
Payment. Fees are paid in advance by card through Stripe (processed via the FinishOps LLC Stripe account; your statement may show that name). Rush and addendum fees are separate charges. All charges are one-time; there are no subscriptions and nothing renews automatically.
Refunds and revisions. If we cannot start a package, we refund in full. If we miss the delivery time, the Rush fee (if any) is refunded. Corrections of our own errors reported within 3 business days of delivery are free. Otherwise no refunds after delivery, except at Provider's discretion.
Cancellation. Customer may cancel by emailing bids@thumbbiddesk.com before we start work on a package and receive a full refund. After work has started, we refund at our discretion for the portion not yet performed. Refunds go back to the original payment method, usually within 5–10 business days.
Estimate disclaimer. Deliverables are estimating support, not a guaranteed price, engineering or architectural opinion, or legal advice. Quantities come only from the documents provided and may differ from field conditions. Customer is solely responsible for verifying quantities, pricing, labor rates, scope, bonding/insurance requirements, and compliance with the solicitation, and for the final bid amount and submission. Provider never submits bids, signs forms, or communicates with owners on Customer's behalf. The solicitation and its addenda control over our summary.
AI disclosure. Work is prepared with AI-assisted tools and reviewed by a person before delivery.
Limitation of liability. Provider's total liability for any claim is limited to the fees Customer paid for the specific package involved. Provider is not liable for lost bids, lost profits, or indirect or consequential damages.
Confidentiality. Customer documents and pricing are confidential, used only to deliver the service, and never shared with other customers or competitors. Files are deleted 90 days after delivery unless Customer asks otherwise. Provider may use de-identified, non-pricing data to improve its process.
Conflict of interest. S&S Home Finishes LLC is itself a painting/finishes contractor and may bid some of the same projects.
Separation. S&S Home Finishes LLC may bid any project. Customer documents, pricing and numbers are kept separate from S&S estimating and are never seen by Dustin Stier or anyone at S&S, and never used for S&S's own bids. This applies to every customer and every contractor whose bid is processed.
Customer responsibilities. Customer confirms it has the right to share the documents, and is responsible for portal registration and compliance (e.g., SIGMA VSS, MITN/BidNet, plan rooms).
